Accompanied Viewings
All viewings will be accompanied 7 days a week by a representative of Alan Cooke.
Referencing
Once a tenant has been found for the property we will carry out comprehensive referencing to offer you the landlord complete peace of mind.
Drawing Up a Tenancy Agreement
We will draw up a comprehensive tenancy agreement on your behalf and include any terms that you may require that are specific to the property.
Organise Electrical Safety Inspection
We will instruct qualified electricians to undetake an electrical inspection of the property to ensure the safety of the tenant and ensure that you are fulfilling your
legal obligations.
Organise Gas Safety Inspection
We will instruct qualified engineer from 'The Gas Safe Register' (formerly CORGI registered) to undetake an gas inspection of the property to ensure the safety of the
tenant and ensure that you are fulfilling your legal obligations.
Preparation of an Inventory (managed properties only)
We will prepare a comprehensive written inventory of the property and will also extensively photograph the condition of the property and any items left therein. A copy
of the photographs will be provided to the tenants on the commencement of the tenancy agreement.
Arranging the Check in of the Tenant at the start of the Tenancy
At the commencement of the tenancy we will have the tenancy agreement signed, rent and deposit collected, and further legally required documents will be handed over to
the tenant together with the keys.
Collection of the Rent
During the term of the tenancy agreement, we will collect the rent on your behalf on a monthly basis in advance by standing order (SO), which will be on the 1st day of
every month. You will receive your payment within 10 working days from us receiving the SO.
Transfer of Utilites
We will contact the relevant utility companies on your behalf and advise them of the new tenants details and any relevant meter readings. We will also inform the Leeds
City Council of the new tenants and change of dates.
Keyholding Service
Throughout the tenancy we will be in possession of the master keys for the property and will be able to arrange access for any tradesman as and when necessary.
Arranging payment of Outgoings
Any relevant costs incurred in relation to any works carried out on the property on your behalf will be deducted from the following months rent.
Arranging Repairs and Maintenance
We will arrange for any repairs or maintenance brought to our attention and discussed with yourselves prior to instruction. In the event of an emergency we reserve the
right to carry out required repairs without further reference to the landlord.
Management Inspections
We will carry out quarterly inspections of the property to check on the general condition of the property and to ensure the tenants are adhering to their
responsibilites. An inspection report will be then provided to you the landlord.
Managing the Checkout Process
Once the tenant(s) have vacated the property an inspection will take place to ensure the condition of the property and any articles itemised in the inventory are left
in the required condition.
Advising on Deposit Deductions
Should any issues arise from the checkout process we will advise accordingly as to the level of work that is necessary and deduct the costs of repair from the tenants
deposit.
